Liberty Property Trust Leases 875 Maxham Road in Westfork Distribution Center
Atlanta, GA – March 20, 2019 - Liberty Property Trust has leased its newly redeveloped 247,000 square foot building at 875 Maxham Road in Lithia Springs. Sugar Foods Corporation will occupy the building.
“This property had a great deal of potential when we acquired it in 2013, including additional, underutilized land” said Steve Rowley, Liberty vice president and market leader in Georgia. “Originally developed as a facility for a food distributor, when it came back into our inventory we had the opportunity to make significant infrastructure improvements to enhance the property’s value.”
In addition to building improvements, Liberty put the land to work, creating a loop road to optimize traffic flow, expanding the truck courts, and adding trailer storage to support modern logistics requirements in an outstanding location for distribution.
Westfork Distribution Center is situated near the intersection of the I-285 perimeter and I-20 and15 minutes from downtown Atlanta and Hartsfield-Jackson International Airport. The 380-foot deep cross-dock building features 30-foot minimum clear height, 50-by-40-foot column spacing and storage for an addition 62 trailers.
“Our client needed better access to Atlanta’s interstate network, and this building checked a lot of boxes,” said Randall Bryan, King Industrial Realty, Inc., which represented Sugar Foods. “Liberty Property Trust offered not only a newly renovated property, but a vision for how the tenant could improve their distribution capabilities.”
Mark Hawks and Todd Barton of CBRE represented Liberty in the transaction.
“Availability in the I-20 West submarket has reached a historical low at 4.7%, as it continues to benefit from its close proximity to the Atlanta population base,” said Mark Hawks, CBRE. “Access to the airport, Interstate system, Norfolk Southern Intermodal and downtown have all been factors that have driven this market as companies seek distribution locations close to their customer base, strong infrastructure and strong labor.”
