Liberty Property Trust Signs TricorBraun, Inc. at Shopton Ridge in Charlotte
Begun in February, 3923 Shutterfly Road Is Already 78% Leased
Charlotte, NC – May 31, 2018 – Liberty Property Trust has leased 124,740 square feet of space at its new Class A, LEED® certified building at 3923 Shutterfly Road in Charlotte to TricorBraun, Inc.
The 158,760 square foot distribution facility is on schedule to open in late June. It is one of two Liberty buildings in Shopton Ridge to pioneer 36-foot clear heights and 54-by-50-foot column spacing in the Charlotte market. Both also offer 210-foot depth, 60-foot speed bays, rear loading, ample trailer and car parking, and energy-efficient lighting.
“When Liberty broke ground in February, we were confident of the demand for the enhanced functionality this building provides,” said Bryan Blythe, vice president of leasing and development at Liberty. “Demand remains high for industrial development, attracting high-quality companies such as TricorBraun in Charlotte and across the region.”

“When looking for warehouse space, it was also important to find a facility that could accommodate this growth efficiently. The 36’ clear height and building layout/column spacing will allow us to more efficiently store our products. The LEED certification was also an important factor as both TricorBraun and our customers value this certification as evidence of a commitment to sustainability in operations. We look forward to moving into Shopton Ridge in the early fall,” he added.
Shopton Ridge is located just south of Charlotte Douglas International Airport and the Norfolk-Southern Intermodal. It is within easy access of I-485, I-77 and I-85. The development team includes Dishner Moore Architects, civil engineering firm Burton Engineering, and general contractor Landmark Builders.
When 3923 Shutterfly opens in June, Liberty’s Shopton Ridge portfolio will total of 1,060,898 square feet in seven buildings. TricorBraun will move into the building during the third quarter. Scott Dumler and Doug Bock of Cresa represented the tenant, and Bryan Blythe represented Liberty in the transaction.
