Herman C. Fala
Secretary, General Counsel
Herman C. Fala is Secretary and General Counsel of Liberty Property Trust. Before joining Liberty in January 2014, Mr. Fala was a member of the law firm Cozen O'Connor, where he chaired the Real Estate Practice Group and served on the firm's Board of Directors. Prior to that, Mr. Fala was a partner in the law firm Wolf Block LLP, where he chaired the Real Estate practice for 10 years. He is a fellow of the American College of Real Estate Lawyers and a member of the Advisory Board of the Urban Land Institute – Philadelphia Chapter, and is active in numerous charitable and civic organizations, including the board of directors of The Wilma Theater. Mr. Fala received his undergraduate degree in Physics from the University of Notre Dame, and holds a law degree from Harvard Law School.
Michael T. Hagan
Executive Vice President & Chief Investment Officer
Michael T. Hagan is the chief investment officer of Liberty Property Trust. Before assuming this role, he was senior vice president in charge of acquisitions and dispositions. Since joining Liberty Property Trust in 1989, Mr. Hagan has served as regional controller for the Lehigh and Montgomery/Bucks regions, and vice president of Asset Management. Prior to joining Liberty Property Trust, Mr. Hagan spent several years with Toll Brothers, Inc., as divisional controller and with Franklin Realty Group, a syndicator and developer, as asset manager. Mr. Hagan is a Certified Public Accountant, who earned a Bachelor's of Business Administration in business and a Master's degree in finance from Temple University.
William P. Hankowsky
President, Chief Executive Officer & Chariman of the Board
William P. Hankowsky is President, Chief Executive Officer and Chariman of the Board of Liberty Property Trust. Mr. Hankowsky joined Liberty in January of 2001 as chief investment officer, in 2002 was named president, and in 2003 appointed chief executive officer and elected chairman of Liberty’s board of trustees. Prior to joining Liberty, he served for 11 years as president of the Philadelphia Industrial Development Corporation and before that served as the city of Philadelphia’s Commerce Director.
Mr. Hankowsky currently serves on the boards of Aqua America Inc., Citizens Financial Group Inc., the Greater Philadelphia Chamber of Commerce, Delaware River Waterfront Corporation, Philadelphia Convention and Visitors Bureau, Philadelphia Shipyard Development Corporation, Pennsylvania Academy of the Fine Arts, and the United Way of Greater Philadelphia and Southern New Jersey. He received a Bachelor of Arts degree in economics from Brown University.
Christopher J. Papa
Executive Vice President & Chief Financial Officer
Christopher J. Papa is executive vice president and chief financial officer of Liberty Property Trust. Before joining Liberty in June 2016, Mr. Papa spent twelve years at Post Properties as executive vice president and chief financial officer. Prior to joining Post, he was an audit partner at BDO Seidman and before that the chief financial officer at Plast-O-Matic Valves, a privately-held manufacturing company. Before joining Plast-O-Matic, he was an audit partner at Arthur Andersen where he was employed for over 10 years and held several positions. Mr. Papa is a certified public accountant, who earned a Bachelor’s of Science in accounting from Clemson University.
George J. Alburger, Jr.
Executive Vice President
George J. Alburger, Jr. is executive vice president and chief financial officer of Liberty Property Trust. Before joining Liberty in 1995, he had served for nine years as chief financial officer for EBL&S Property Management, Inc., where he was responsible for the financial management of approximately 35 million square feet of real estate with $100 million in revenues. Prior to joining EBL&S in 1982, he was senior manager at Price Waterhouse, where among other responsibilities he supervised SEC compliance for various large corporations. Mr. Alburger received a Bachelor of Science degree in accounting from Saint Joseph's University.
Senior Vice Presidents & City Managers
Andrew Blevins is managing director responsible for Liberty's United Kingdom portfolio. In 2003 Mr. Blevins was appointed managing director of Liberty's subsidiary, Rouse Kent Ltd., which, when Liberty exercised its option to purchase in July of 2003, became Liberty Property Trust's wholly owned United Kingdom office. Prior to joining Liberty, Mr. Blevins served as European Director of Jones Lang LaSalle's international property consultancy and as a partner of leasing and development at St. Quintin. He graduated from Nottingham Trent University with a BSc (Honours) degree and is a member of the Royal Institution of Chartered Surveyors.
Senior Vice President, Real Estate Operations
Shelby Christensen is senior vice president, real estate operations for Liberty’s 103M SF of office and industrial buildings in wholly owned or joint venture portfolios throughout the United States and the United Kingdom. Ms. Christensen joined Liberty in 1997 as senior property manager in the South Carolina region, assumed the role of regional property manager for the Mid-Atlantic region in 2001 and was appointed national director in 2005. Prior to joining Liberty she served as property manager with Insignia Commercial Group and Premisys Real Estate Services and as a real estate accountant at Aronov Realty Company and HBW Group. Ms. Christensen earned a Bachelor of Science degree in Business Management from the University of Maryland, College Park. She is a member of the BOMA National Advisory Council and serves on the BOMA Education Advisory Council and the Drexel University Property Management Industry Advisory Board.
Brian R. Cohen
Vice President, Market Officer, Philadelphia
Brian Cohen is Vice President, Market Officer of Liberty's Philadelphia office, overseeing all development, leasing and property management of the company's properties in Center City Philadelphia and the Philadelphia Navy Yard. Mr. Cohen joined Liberty in 2001 as the director of market research and transitioned into Liberty's acquisitions group before assuming his current role. Mr. Cohen was formerly a senior analyst at Ernst & Young within their Real Estate Advisory Services Group. He serves on the board of the National Association of Industrial & Office Properties (NAIOP), CoreNet, and is on the Organizing Committee of the Greater Philadelphia Green Business Program. Mr. Cohen earned a Bachelor of Science degree in real estate from the Wharton School of Business at the University of Pennsylvania.
John N. DiVall
Senior Vice Senior Vice President, Market Officer, Arizona
John N. DiVall is Senior Vice President and Market Officer for Liberty's Arizona region. Most recently, Mr. DiVall served as the vice president and city manager responsible for Liberty's Wisconsin region. Prior to joining Liberty in July of 1998, Mr.DiVall held the position of director of acquisitions for Kensington Advisors, served as a loan specialist for Household International and worked in the acquisition department of Prudential Realty Group. Mr.DiVall graduated from the University of Wisconsin-Madison in 1985 with a Bachelor's of Business Administration and also holds a Master's degree in Real Estate from University of Wisconsin-Madison.
Vice President, Market Officer, Chicago & Minneapolis
Neal Driscoll is Vice President and Market Officer responsible for Liberty’s Chicago and Minneapolis region. Mr. Driscoll joined Liberty in 2005 as vice president of leasing and development for Liberty’s Wisconsin portfolio. In early 2012, Mr. Driscoll assumed leasing and development responsibilities for Liberty’s entire Chicago region. Prior to joining Liberty, Mr. Driscoll focused on industrial and investment real estate for Inland Companies in Milwaukee, Wisconsin and before that, at Colliers, Turley, Martin and Tucker in Minneapolis, Minnesota. Mr. Driscoll earned his Bachelors of Business Administration degree in Real Estate and Finance from the University of Wisconsin, Milwaukee.
Vice President, Market Officer, Mid-Atlantic
Massie Flippin is Vice President and Market Officer responsible for Liberty's Carolinas region which encompasses both North and South Carolina. Mr. Flippin joined Liberty in 1999 as a leasing representative and was promoted to senior leasing representative in 2003. Mr. Flippin assumed the role of city manager for North Carolina in March of 2005 and for the entire Carolinas region in May of 2008. Prior to joining Liberty he served as territory manager for NB Handy Company. Mr. Flippin earned his Bachelor of Arts degree from Wake Forest University, has served on the board of directors for the North Carolina CCIM Chapter and the Piedmont Triad National Association of Industrial and Office Properties (NAIOP) and is currently serving on the Charlotte NAIOP board of directors.
Senior Vice President, Regional Director
John Gattuso is Senior Vice President and Regional Director of Liberty's Urban and National Development team. Mr. Gattuso is also responsible for Liberty's downtown Philadelphia, Washington D.C. and Herndon Virginia offices. Mr. Gattuso joined Liberty's predecessor, Rouse & Associates in 1987 as a marketing representative in suburban Philadelphia and subsequently served as senior vice president for the Minnesota region. Prior to joining Rouse and Associates, he was Director of Waterfront Development for the Philadelphia Industrial Development Corporation. Mr. Gattuso has a degree in Urban Studies from Washington University in St. Louis, MO.
Vice President, Market Officer, New Jersey
Mark Goldstein is Vice President and Market Officer of Liberty's New Jersey region. Mr. Goldstein previously served as vice president and city manager of Liberty's Delaware East region headquartered in Horsham, Pennsylvania. Prior to this promotion in 2006, Mr. Goldstein was vice president of leasing for all industrial space in Liberty's New Jersey portfolio. Mr. Goldstein played a key role in managing Liberty's first joint venture with the Colorado Public Employees Retirement Association overseeing Liberty's Pureland and Commodore Industrial Parks, two of the largest industrial complexes on the East Coast. Mr. Goldstein earned a BA from Brandeis University and a MS in Real Estate Development from MIT.
Vice President, Market Officer, Texas
Michael Heise is Vice President and Market Officer responsible for Liberty's Dallas, Texas region. Prior to joining Liberty in May of 2005, Mr. Heise served as director of leasing for Highwood Properties, as partner and co-founder of Newport Partners/Carter & Associates, and as a leasing agent with Trammell Crow Company. Preceding this, he was a U.S. Naval Officer serving seven years of active duty as a pilot. Mr. Heise earned a Bachelor of Science degree in Electrical Engineering from the United States Naval Academy and a Master's of Business Administration from the Wharton School at the University of Pennsylvania.
Senior Vice President of Human Resources
Caren P. Hosansky is senior vice president of Human Resources for Liberty Property Trust. Before joining Liberty in 2008, she served as an Executive Director in human resources for Morgan Stanley. In her most recent position with Morgan Stanley, Ms. Hosansky supported the Investment Management division with responsibility for 800 investment professionals in 10 locations around the world. Prior to Morgan Stanley Ms. Hosansky held a variety of human resources positions of increasing responsibility for other companies including Airgas, Inc. and FCA International. She is a member of SHRM, Society for Human Resources Management, and a graduate of Cornell University, School of Industrial and Labor Relations.
James V. Maneri
Senior Vice President, National Leasing & Business Development
James V. Maneri is senior vice president of National Leasing and Business Development for Liberty. Mr. Maneri joined Liberty in 1996 as vice president and director of capital markets and in 1999 was promoted to senior vice president and served for three years as managing director of Liberty's United Kingdom operations. Prior to joining Liberty, Mr. Maneri was vice president and treasurer of the Argosy/KOAR Group, a developer of hotels and resorts, and a director of Oxford First Organization. Mr. Maneri received his Bachelor of Science degree in Economics from Syracuse University in 1987.
James J. Mazzarelli
Senior Vice President & Regional Director
James J. Mazzarelli, Jr. is senior vice president and regional director, responsible for Liberty's Eastern portfolio (48+ MSF) and has overseen the development of more than 12 MSF of industrial, flex and office buildings during his 28 years with Liberty. Mr. Mazzarelli joined Liberty's predecessor, Rouse & Associates, in 1987 as a leasing representative. Prior to joining Rouse & Associates, he served as a civil engineer and project manager for Taylor, Wiseman and Taylor Consulting Engineers and as an environmental engineer for General Development Corporation in Miami, FL. He holds a Bachelor of Science degree in Environmental Engineering Technology from the Florida Institute of Technology, Melbourne, FL, a professional engineering license from the Commonwealth of PA, and real estate licenses in Pennsylvania and New Jersey. Mr. Mazzarelli has been lecturing on development at The Wharton School, University of Pennsylvania for 24 years.
Steven E. Messaros
Senior Vice President, Chief Information Officer
Steven E. Messaros is Senior Vice President and Chief Information Officer responsible for developing and maintaining all management information systems and technology. He joined Liberty's predecessor, Rouse & Associates, in 1986 as accountant for the Chester County region and was promoted to vice president for Financial Services. Prior to joining the Company he was on the audit staff of Price Waterhouse. He earned a Bachelor's of Business Administration in accounting at Temple University.
Bonnie S. Milavec
Senior Vice President, Senior Real Estate Counsel, Assistant Secretary
Bonnie Milavec is the Senior Vice President, Senior Real Estate Counsel, and Assistant Secretary of Liberty Property Trust. Bonnie oversees the legal aspects of Liberty’s day-to-day real estate operations, including the acquisitions, sales, development and leasing of Liberty properties. Prior to joining Liberty in 2006, Bonnie served for 11 years as Associate General Counsel to the University of Pittsburgh. Bonnie began her career in 1987 as an associate in the commercial real estate department of a large Philadelphia law firm, where she focused on acquisition and development work, build-to-suit projects, office and industrial leasing, joint ventures and construction law matters. She received her JD from Temple University Beasley School of Law, where she served as a law review editor, and her BA from Temple University School of Communications and Theater, in three years, summa cum laude. Bonnie is currently a member of the NAIOP Real Estate Law & Transactions Forum.
Mary Beth Morrissey
Senior Vice President, Chief Accounting Officer
Mary Beth Morrissey is senior vice president, financial services, and is responsible for accounting, financial analysis, budgeting and the management of all Securities and Exchange Commission (SEC) compliance. Prior to joining Liberty's predecessor, Rouse & Associates in 1986, Ms. Morrissey was an auditor with Price Waterhouse. She has a dual Bachelor of Science degree in Accounting and Business from Mount Saint Mary's College and is a certified public accountant.
Anthony Nichols, Jr.
Vice President, Market Officer, Suburban Philadelphia
Anthony Nichols, Jr. is Vice President and Market Officer of the Southeastern Pennsylvania office where he is responsible for Liberty's eight million square foot suburban Philadelphia office and flex portfolio in Horsham, King of Prussia and Malvern. Mr. Nichols joined Liberty in 2005 as director of leasing and development. Prior, he served as vice president of marketing at Nichols Company until it merged in 1996 with Brandywine Realty Trust where he became senior vice president of leasing and development. Mr. Nichols holds a Bachelor of Science degree in Economics from East Carolina University and a Masters of Business Administration from St. Joseph's University.
Vice Vice President, Market Officer, Washington Metro
Ben O’Neil is Vice President and Market Officer of Liberty’s Maryland and Greater Washington, D.C. regions containing 4 million square feet of industrial and 1 million square feet of CBD office in the District of Columbia. Mr. O’Neil joined Liberty in 2005 as the marketing and development specialist for Liberty’s Philadelphia and Urban & National Development teams. In 2008, Mr. O’Neil assumed leasing and development responsibilities for Liberty’s Washington, D.C. region. Mr. O’Neil earned a Bachelor of Arts degree in Economics from Hobart College, a Bachelor of Arts degree in Landscape Architecture, and a MBA in Finance from the Pennsylvania State University.
Vice President, Market Officer, Florida
Andy Petry is the Vice President and Market Officer responsible for Liberty's South Florida operation. Prior to joining Liberty in 2007, Mr. Petry was a senior vice president Grubb & Ellis and prior to that a senior vice president at Trammell Crow Company. He holds both Bachelor of Science and Master of Business Administration degrees from the University of Florida. He is a past president of NAIOP South Florida and currently sits on the board of directors.
Greydon T. Sargent, III
Senior Vice President, Construction & Development
Greydon T. Sargent, III is senior vice president of construction and development for Liberty. Prior to joining Liberty in 2015, Mr. Sargent was vice president and development manager at Prologis. Before that, Mr. Sargent was real estate developer and project manager at Campanneli Companies in Braintree, Massachusetts. Mr. Sargent earned a Bachelor’s of Science in Architectural Engineering from Vermont Technical College, and a Certificate in Commercial Real Estate, and another in Real Estate Finance, from Boston College. Mr. Sargent holds his LEED AP+ certification and is a member of the American Society of Architectural Engineers, the American Institute of Steel Construction, the Roofing Contractors Institute, and the National Roofing Contractors Association.
Joseph A. Trinkle
Senior Vice President & Regional Director
Joe Trinkle is senior vice president and regional director responsible for Liberty Property Trust’s 50 million square foot South-West region. Mr. Trinkle joined Liberty in 1996 and served in positions of vice president and city manager for Liberty’s Houston and Michigan portfolios, as well as director of development for Liberty’s Lehigh Valley (PA) office. Mr. Trinkle holds a Master of Business Administration and a Bachelor of Science degree in Civil Engineering from Villanova University. Mr. Trinkle is an active member of the Society of Industrial and Office Realtors- earned SIOR designation in 2005, the Industrial Asset Management Council- Associate Member of IAMC, the Council of Supply Chain Management- Professional Member of CSCMP, Past Chair of Liberty’s Industrial Practice Group, and the National Association of Industrial and Office Properties- NAIOP Houston Chapter past member of Board of Directors.
